c. "the heart of Kai Tak" refers to the area located in the south of Prince Edward Road East within the Kai Tak district which mainly covers the North Apron area of the former airport. The Planning Department Annual Report 2018 stated that such area will be developed into Kai Tak City Centre (Source of information: Planning Department Annual Report 2018, https://www.pland.gov.hk/pland_en/press/publication/ar_18/tc/ar2018_tc.html#p=50; information of Kai Tak City Centre and the Kai Tak development area is subject to the information published by the Government from time to time) Cullinan Sky is situated at "the heart of Kai Tak" as aforesaid and with reference to the approved Kai Tak Outline Zoning Plan No. S/K22/8, Cullinan Sky is the only residential development in the Kai Tak district facing the Kai Tak Station Square and Kai Tak MTR Station, and adjacent to major commercial developments (with Airside on the left and The Twins on the right).
d. "3 Minutes" refers to the approximate walking time from the main entrance of the Development to "AIRSIDE"、"The Twins" and "Kai Tak Station Square" respectively. The approximate walking time is provided by transportation consultant AECOM, and is subject to and may be affected by the walking routes, actual pedestrian flow and traffic conditions, and is for reference only.
e. AIRSIDE and The Twins are owned and operated by third party companies and are not related to the Vendor. The third party companies have the right to determine the shop mix, shop facilities and operating hours of the abovementioned shopping malls at its own discretion. The Vendor does not make any offer, undertaking, representation or warranty in this regard.
f. SOGO - The Twins refers to “The Twins” shopping mall in Kowloon East, Source of information: https://www.lifestylehk.com.hk/tc/our-business, for reference only. SOGO – The Twins is owned and operated by a third party company and is not provided by the Vendor. The Vendor does not make any offer, undertaking, representation or warranty in this regard.
g. "Largest residential podium shopping mall in Kai Tak district" refers to the residential podium shopping mall of the Development - Cullinan Sky Mall. According to the independent due diligence report issued by Jones Lang LaSalle Limited on 13 September 2024 in relation to the Development, when compared with the data of completed private residential development projects in Kai Tak district available to Jones Lang LaSalle Limited as at 13 September 2024, the Development is the private residential development with the largest podium mall in Kai Tak district. The completed private residential developments in Kai Tak district, their design and building plans, and available data, are subject to change from time to time. The above information is for reference only and does not constitute and shall not be construed as any contractual term, offer, undertaking, representation or warranty, whether express or implied, by the Vendor in relation to the Development. The residential podium shopping mall may not be open for use upon handover of the residential units in the Phase of the Development. The shop mix of the residential podium shopping mall is subject to the opening of shops at the time of opening of the shopping mall.
h. “The only residential development in Kai Tak district with seamless connection to the Kai Tak MTR Station” refers to the development being constructed on New Kowloon Inland Lot No. 6568. According to the independent due diligence report issued by Jones Lang LaSalle Limited on 13 September 2024, when compared with the data of completed private residential development projects in Kai Tak district available to Jones Lang LaSalle Limited as at 13 September 2024, the Development is the only residential development in the Kai Tak district that has seamless connection to the Kai Tak MTR Station. i. “Pedestrian subway connected to AIRSIDE” refers to the underground pedestrian subway and underground shopping street under construction which connects the Development to AIRSIDE. Details of the pedestrian subway (including but not limited to its location, design, route and construction, etc.) are subject to the final decision of the Government.
